We keep capacity for maintenance work alongside the bigger projects, and we run planned maintenance for landlords with more than one property — so things get fixed before a tenant reports them.

Brickwork and pointing
Repointing, rebuilding damaged brickwork, replacing lintels, and cutting out and repairing spalled or frost-damaged brick.

Roofing and rainwater
Slipped tiles, flashing, flat roof repairs and replacement, gutters, fascias and downpipes.

Damp and timber
Diagnosing the actual cause — usually ground levels, a bridged cavity or failed pointing rather than rising damp — then fixing it.

Joinery and general repairs
Doors, windows, floors, skirting, staircases, and the long list of small things nobody else will come out for.

A scheduled visit across your properties, a condition report and a prioritised list, so the budget is spent on what matters.

Questions we get asked
Do you take on small jobs?
Yes. There is a minimum charge of a half day, which is honest rather than mean — it takes an hour of van time either side whatever the job is.
Can you deal with tenants directly?
Yes, and most of our landlord clients prefer it. We contact the tenant, arrange access, do the work and report back to you with photos.
Do you offer emergency call-outs?
For existing clients and managed properties, yes. We are not a 24-hour service, but we will get to genuine make-safe work the same day where we can.
