What we do

Back-to-brick renovations

A tired Victorian terrace or a 1930s semi that has had forty years of patching is not a decorating job. Take it back to the brick and you can see exactly what you are dealing with — and fix it once.

We take on full renovations across Stoke-on-Trent, Staffordshire and the surrounding areas: strip out, structural repairs, damp and timber treatment, full rewire and replumb, new heating, insulation, plastering, joinery and finishes. One contractor and one programme, so nobody is standing about waiting for someone else.

It is the least glamorous work we do and the work we are proudest of, because most of it disappears behind the plaster.

What's involved

How the job actually runs.

Stage by stage, so you know what's happening in your house and roughly when.

  1. 01

    Survey and schedule of works

    We open up where we need to and price what is actually there. You get a line-by-line schedule so you can see exactly what you are paying for, and what is a provisional sum.

  2. 02

    Strip out and making safe

    Everything out, back to masonry and joists. This is when hidden problems surface — and when they cost the least to fix.

  3. 03

    Structure, damp and timber

    Lintels, beams and padstones where openings have been formed badly. Damp-proofing, ventilation and rot or beetle treatment addressed at source rather than covered up.

  4. 04

    First fix services

    Full rewire to current regs, new consumer unit, replumb, new boiler and heating system, and insulation upgrades while the walls are open.

  5. 05

    Plaster, joinery and second fix

    Skimmed throughout, new internal doors and architrave, staircase repairs, sockets, lighting and sanitaryware.

  6. 06

    Decoration and handover

    Painted throughout, flooring laid, site cleaned properly and everything commissioned. You get certificates and a snagging walk-round, not a set of keys and a wave.

Questions we get asked

How long does a full house renovation take?

A three-bedroom terrace taken back to brick and finished typically runs 12 to 20 weeks. Larger properties, or anything with significant structural work or a planning condition, run longer. We give you a programme with the quote and update it weekly.

Can I live in the house while you renovate it?

For a genuine back-to-brick refurbishment, no — there will be periods with no power, no water and no heating. Room-by-room refurbishments can be phased around occupancy if the property allows it.

What happens if you find something unexpected?

We stop, photograph it, price it and talk to you before we carry on. Nothing gets added to the bill without you agreeing it in writing first.

Do I need building regulations approval?

Almost certainly. Rewires, structural alterations, new heating systems, replacement windows and insulation upgrades are all notifiable. We handle the applications and inspections.
