The brief

A standard single-let buy-to-let needing a full refurbishment between tenancies — new kitchen, new bathroom, redecoration throughout and the rear garden bringing back into use.

The challenge

Void periods cost money, so the whole job had to be sequenced tightly. Every week the property sits empty is a week of lost rent that no amount of finish quality makes back.

The result

New kitchen and bathroom, redecorated throughout, and a rear garden with new paving, fencing and dedicated bin storage.

What we actually did

Not every landlord project is an HMO. A good proportion of our work is straightforward single-let refurbishment — the jobs that need doing properly and quickly between tenancies.

Sequencing beats speed

The thing that shortens a void isn’t working faster, it’s not waiting.

Kitchen and bathroom ordered and delivered before the strip-out started. Decorating scheduled around the trades rather than after all of them. Flooring last, so it doesn’t get damaged and need replacing.

The bathroom

Marble-effect panelling around the bath rather than tiling.

It fits in a day instead of three, there’s no grout to fail, and it doesn’t need re-grouting between tenancies. In a rental this is straightforwardly the better choice — the argument for tiling is largely aesthetic, and modern panelling has mostly closed that gap.

The kitchen

White units, dark worktops, herringbone flooring. Deliberately neutral, because a rental kitchen needs to appeal to whoever views it next rather than express a point of view.

Outside

New flagged patio, fencing, and bin storage.

Outside space lets a property more than most landlords expect, and a garden that’s obviously been dealt with signals that the rest of the house has been too.
